Townhomes and row houses present dryer vent challenges that detached single-family homes typically do not. Because laundry rooms in townhomes are often located away from exterior walls — on interior floors or in the center of the unit — duct runs tend to be longer and more complex. The vent may need to travel horizontally through walls, vertically up through floor assemblies, and terminate through the roof rather than a side wall.

Rooftop terminations are common in multi-story townhome configurations and present their own maintenance issues: they are inaccessible from the ground, require ladder or roof access to inspect the exterior cap, and are more prone to bird nesting because the cap faces upward and is less exposed to weather that would deter nesting.

Shared Wall Considerations

In attached townhomes, dryer vents sometimes run through or adjacent to shared wall assemblies. It is essential that the duct is properly sealed and does not vent into a wall cavity — a fire and code violation risk that is unfortunately found in some older townhome construction. If your dryer vent has never been inspected since you moved in, an inspection is worthwhile to confirm the duct terminates at the exterior and is properly sealed throughout its run.

Who Is Responsible for Cleaning

For owner-occupied townhomes, vent cleaning responsibility falls to the owner. For rented townhomes, this is worth clarifying in the lease — in most cases it is the landlord's responsibility to maintain the vent system, but tenant awareness and prompt reporting of performance issues is important. HOA rules may also affect roof access and cap style.
